Summerlin to Strip: Las Vegas Rental Market's Dynamic Shift

The Las Vegas Valley's rental market has seen notable changes in recent years. The most expensive rental rate per square foot is in ZIP code 89135, Summerlin South, with $1,700 fetching only 857 square feet​​. Meanwhile, rental rates over $2,114 in the valley dropped by 6.7% from late 2022 to early 2023​​. For the most affordable rents, head to the eastern part of the valley​​.

Key areas like the Las Vegas Strip have seen rental rates decrease by 0.5%​​, and the southeastern part, including Las Vegas, Henderson, and Paradise, currently has the highest rental rates averaging $1,639​​. The rental market experienced a nearly 40% increase in single-family residence rents from 2019 to 2022, but it's now under downward pressure, expecting a decrease in the coming years​​.

As of November 2023, the rental market has slowed down, with properties taking longer to rent compared to the previous decade​​. Post-pandemic, rent rates have stabilized at higher levels than before 2019. Factors like pandemic-driven demand, low interest rates, and a shift in work-from-home trends have shaped the current market landscape​

Labor Agreement Reached for 2,000 Workers at Vegas Resorts

Culinary Union 226 has successfully reached a tentative contract agreement with two major Las Vegas resorts, The Mirage and the Tropicana, as announced on Wednesday. This agreement affects approximately 2,000 workers, including 1,700 from The Mirage, soon to be rebranded as Hard Rock, and 300 from the Tropicana.

The Mirage, recently acquired by Hard Rock, is undergoing significant changes. These include the transformation into a Hard Rock hotel/casino and the replacement of the iconic volcano at the front of the property with a guitar-shaped hotel.

Mirage President Joe Lupo expressed gratitude for the team's hard work and dedication during the transition period. He highlighted the strong relationship between Hard Rock and the Culinary Union, emphasizing their collaborative efforts towards finalizing the contract.

PowerSoul Cafe: Las Vegas' Newest Gluten-Free Fast-Food Innovation

Las Vegas welcomes a new dining experience with PowerSoul Cafe, the world’s first certified gluten-free fast-food chain, opening on January 19, 2024. Founded by entrepreneur Dina Mitchell, this innovative brand is set to offer healthy fast food and smoothies around the clock at two locations: 8180 W. Warm Springs Rd. and 3501 S. Valley View Blvd.

PowerSoul Cafe introduces a tech-savvy approach to ordering, allowing customers to use their smartphones, the website, or a QR code. This leads to the "Discover My Power" tool, designed to personalize menu selections based on dietary needs and preferences.

The flagship store at W. Warm Springs Rd. boasts an AI drive-thru, walk-up window, and self-serve AI pickup lockers. To mark its grand opening, PowerSoul Cafe will provide free food and smoothies for donations to Boys & Girls Clubs of Southern Nevada from Jan. 19-25. Additionally, the cafe will offer free wheat allergy testing in partnership with Summit Integrated Health.

Mitchell, who previously developed the Tropical Smoothie Cafe brand, expresses her excitement about bringing this unique concept to life. The chain is currently hiring for 120 positions, with another location set to open in Henderson at 1469 E. Lake Mead Pkwy.

Over 2 Million Tesla Vehicles Recalled to Enhance Autopilot Safeguards

Tesla is implementing a large-scale recall of over 2 million vehicles in the United States to enhance the safety features of its Autopilot system, following concerns raised by the National Highway Traffic Safety Administration (NHTSA)​​​​. This recall, the largest in Tesla's history, aims to address issues with Autopilot's software, which may not adequately prevent driver misuse and could potentially increase the risk of a crash.

NHTSA's investigation, which began in August 2021, focused on whether Tesla's vehicles ensure that drivers remain attentive when using Autopilot. The safety probe was initiated due to numerous fatal crashes involving the Autopilot system. NHTSA found that Autopilot can sometimes lead to "foreseeable misuse" due to inadequate driver engagement and usage controls​​.

In response to these findings, Tesla plans to deploy an over-the-air software update. This update will enhance existing controls and alerts to encourage drivers to maintain their responsibility for driving, even when Autosteer—a component of Autopilot—is engaged​​. The recall affects nearly every Tesla model sold in the U.S., including Model S, X, 3, and Y, manufactured from October 2012 to December 2023​​.

U.S. Senators Ed Markey and Richard Blumenthal have emphasized the necessity of this recall, urging NHTSA to continue its investigations to ensure public safety and prevent driver deception by Tesla​​. Despite the recall, NHTSA will keep its investigation into Autopilot open, monitoring Tesla's remedial actions​​. The recall aims to increase the prominence of visual alerts, simplify Autosteer engagement, and introduce additional checks

Raiders vs. Chargers: Thursday Night Showdown in Vegas

The Las Vegas Raiders, holding a record of 5-8, are gearing up for a fast-paced matchup against the Los Angeles Chargers, also at 5-8, in a highly anticipated Thursday Night Football game. The kickoff is scheduled for 5:15 p.m. PT​​. This Week 15 clash presents a key moment for Chargers' Easton Stick, who steps in as the new starting quarterback under the pressure of limited preparation time​​.

Initially, the Chargers were the favorites with a -3.5 point spread. However, following the announcement of Justin Herbert's season-ending surgery, the odds have shifted, now favoring the Raiders by 3 points. The total over/under for the game is set at 34​​. The Chargers, looking to bounce back after a challenging stretch post-bye, currently stand at 3-6 in recent games

National Finals Rodeo Secures Future in Las Vegas Until 2035

Las Vegas Events (LVE) and the Professional Rodeo Cowboys Association (PRCA) have harmoniously agreed to extend the National Finals Rodeo (NFR) in Las Vegas until 2035, marking a significant milestone for the event often dubbed the 'Super Bowl of rodeos'. This decision follows past negotiations in 2014, when there was uncertainty about the NFR's future in Las Vegas, with potential moves to Kissimmee, Florida, and Dallas being considered.

LVE President Tim Keener mentioned that discussions with PRCA began a year ago, resulting in a ten-year deal extension. An official ceremony is planned on the rodeo grounds to celebrate this continued partnership between the cowboys and Las Vegas.

The NFR, held at the Thomas & Mack Center, consistently attracts sellout crowds. Ticket prices are kept affordable, with options ranging from $120 to $70 for access-only tickets, allowing fans to enjoy the event without reserved seating. Daily attendance numbers reflect the event's popularity, consistently hitting near or at the arena's 17,000-seat capacity, with additional access-only tickets also in high demand.

Australian bull rider Ky Hamilton, sporting the number 5 jersey, delivered a standout performance, exemplifying the high-caliber talent at the NFR. The Thomas & Mack Center's unique features, such as its entry/exit tunnels, sight lines, and outdoor facilities for rodeo animals, make it an ideal venue for the event, contributing to its decision to remain the host location.
