For those aiming to experience a piece of Las Vegas history, staying at the Tropicana during its final days of operation will come at a steep price. The 66-year-old Strip landmark, which is closing on April 2nd to make room for a new Major League Baseball stadium for the Oakland Athletics, has significantly hiked its room rates. From Thursday, March 28 through April 1, the nightly rate jumps to $499, not including taxes and resort fees, marking a roughly 260% increase from the previous rate of $139 on Saturday night.
The Tropicana, set on a 35-acre site owned by Gaming and Leisure Properties Inc. at the southeast corner of Las Vegas Boulevard and Tropicana Avenue, has been a fixture in Las Vegas since its opening. With plans for the A's to construct a $1.5 billion, 33,000-seat ballpark on the site, construction is expected to start in April 2025, aiming for completion by the 2028 season.
As the Tropicana prepares for its closure and eventual demolition, room rates for the early part of March were notably lower, ranging from $49 to $99. However, as the final days approach, rates have surged, reflecting the increased demand to be part of the iconic hotel's last chapter. Bally's, the operator of the Tropicana, has entered into a 50-year ground lease with GLPI for the site and plans to develop a new resort adjacent to the ballpark.
This significant rate increase underscores the balance between supply, demand, and the sentimental value of staying at a historic property before its closure. As the end of an era approaches, both baseball enthusiasts and Vegas visitors are looking forward to the future developments, including the new stadium that promises to bring a fresh dynamic to the Strip.

The Vegas Golden Knights have strengthened their roster with the acquisition of right wing Anthony Mantha from the Washington Capitals, a strategic move aimed at boosting the team's performance ahead of the NHL trade deadline. Las Vegas stands out as a positive anomaly in the current gloomy forecast for U.S. commercial real estate, with its office market thriving, especially in areas like Summerlin. According to John Boyd of The Boyd Company Inc., Las Vegas counters the trend seen in many urban areas suffering from vacant office buildings. Boyd highlights the appeal of the live-work-play model, which is integral to real estate development today, suggesting that Vegas exemplifies a city of the future.
Summerlin, specifically, is leading this trend with its mixed-use developments, such as the 1700 Pavilion and ONE Summerlin office towers, which are surrounded by amenities including shops, restaurants, and sports facilities, providing a holistic environment for residents and workers. The expansion of Summerlin's downtown core with new luxury apartments and retail centers, including a Whole Foods Market, further emphasizes the area's growth and desirability. Realty One Group's Tim Kelly Kiernan, a long-time Summerlin resident, commends the community for its balanced integration of residential, commercial, and recreational spaces, suggesting it as a model for future developments across the country.
However, the broader U.S. office market faces challenges, with high vacancy rates and concerns over the impact of vacant office spaces on the economy, particularly as remote work trends persist. Las Vegas, with its lower vacancy rate and continued development, seems to be navigating these challenges more successfully than many other cities.
