Scot Marker, a retail broker with Cushman & Wakefield, highlighted the dramatic evolution of the area, noting recent projects like the Durango Resort & Casino and UnCommons that have contributed to making it one of the fastest-growing regions in the country.
UnCommons, a mixed-use development, epitomizes the new face of the southwest valley, featuring retail, restaurants, office buildings, and high-end rental units around an open-air courtyard. This development, along with others, has added over 128,488 square feet of retail space to the area since 2023, with more underway. These developments draw inspiration from the successful model of the Summerlin master-planned community, known for its mixed-use approach that integrates walkable retail with office space and recreational facilities.
The demand for development in the southwest valley has been fueled by its strategic location between major workforce centers in Summerlin and Henderson, creating a prime spot for businesses and residents alike. This has been further propelled by the pandemic-induced work-from-home trend, which has reshaped the traditional office model and spurred speculative office development in the area.
Clark County Commissioners are investing heavily in the regionโs infrastructure to support this growth, with projects totaling approximately $290 million aimed at enhancing road networks and fostering economic development. Plans also include the construction of new recreation centers, community parks, and trail networks, ensuring the southwest valley remains an attractive place to live, work, and raise a family.
