๐Ÿฆนโ€โ™‚๏ธ Faith Lutheran's Marching Band Equipment Stolen, Community Rallies in Support

Faith Lutheran Middle School & High School recently suffered a major setback when $25,000 worth of marching band equipment was stolen from its trailer. The theft has left the school's music department scrambling to replace essential gear needed for concerts and competitions in the upcoming school year.

Incident Details

Dan Zeigner, the director of bands and orchestras, initially thought nothing of the missing trailer, assuming it had been borrowed by another school group. However, security footage later revealed that a thief had taken it early Wednesday morning, spending about 15 minutes on campus before driving off just before 5:50 a.m.

The trailer was found by Metropolitan Police Department officers on Saturday evening, abandoned near the Flamingo Wash under Boulder Highway, 17 miles from the school. Unfortunately, it had been completely gutted, with even the tires stolen and the trailerโ€™s wrapping destroyed, amounting to a total loss of approximately $30,000.

Impact on the Music Department

Zeigner emphasized the importance of the stolen items: "These objects are our lifelines to get out to the community and be able to get our kids to go out and not just compete, but also perform for plenty of other events. When we donโ€™t have them, it just makes those opportunities wash away."

The incident follows similar thefts at other local schools, including Shadow Ridge High School and Arbor View High School in recent years. Zeigner noted that while these trailers contain valuable equipment, the emotional value attached to them is often greater for students and staff.

Community Support and Future Plans

Since the theft, the school has received an outpouring of support from parents, students, and band directors across the county. Insurance will cover the cost of the lost items, but the department faces an eight-month lead time to replace much of the stolen gear, jeopardizing their ability to participate in next season's competitions.

Zeigner hopes that other schools might lend equipment to help the music departmentโ€™s 300 students continue their activities. He expressed gratitude that no students or staff were harmed during the theft and remains hopeful for the future: "It can be replaced... The memories are there, and itโ€™s not easy to replace some of those things that give you the memory, but itโ€™s not the memory itself."

 ๐Ÿ€ LVCVA Maintains Commitment to Aces Sponsorships Amid WNBA Investigation

The Las Vegas Convention and Visitors Authority (LVCVA) remains committed to its $100,000 sponsorship deals with Las Vegas Aces players despite the WNBAโ€™s investigation into the agreements. The league announced the probe less than a day after the sponsorship offers were revealed.

Aces forward Kierstan Bell addressed the situation on TikTok, clarifying that the players have not yet received any funds. "If you think I have $100,000 right now, you donโ€™t understand how this works," Bell said during a livestream.

According to an LVCVA spokesperson, negotiations with each player and their agents are ongoing, and a formal contract signing event might be planned once details are finalized. The spokesperson emphasized that all involved parties, including the players and their agents, have agreed to the sponsorship terms.

LVCVA president and CEO Steve Hill, along with board members, surprised Aces players with the sponsorship offers in their locker room at Michelob Ultra Arena, a moment captured and shared on social media. Hill explained that the sponsorship requires players to participate in "mutually agreeable opportunities for appearances on [the cityโ€™s] behalf."

The WNBA's collective bargaining agreement prohibits third parties from paying players for "basketball services," necessitating the investigation to ensure compliance and to confirm that the Aces were not involved in the negotiations.

Aces coach Becky Hammon and the team have distanced themselves from the sponsorship deals, stating they had no involvement. Hill reiterated that the LVCVA followed proper procedures and that the sponsorship agreements are primarily marketing arrangements.

The LVCVA pitched the sponsorships just a week before the announcement, aiming to capitalize on the momentum of the womenโ€™s basketball season. Hill expects a significant return on the $1.2 million investment, noting the importance of timing the announcement to align with the Aces' recent successes and upcoming games.

The global sensation in the world of bubble tea, Gong cha, is set to open its first-ever store in Las Vegas Chinatown on Friday. With more than 225 locations in the United States and nearly 2,200 worldwide, the Taiwan-born boba tea shop has become a household name for bubble tea enthusiasts.

To mark this exciting occasion, Gong cha has planned a series of grand opening promotions. On Friday, customers can enjoy a buy-one-get-one-free offer on medium milk tea or yogurt drinks. The first 50 customers will also receive a free 2-liter branded Mega Mug, which has become a viral sensation on TikTok. The next 51 through 100 customers will receive a free 3D bubble tea keychain.

The celebrations will continue on Saturday and Sunday with another buy-one-get-one-free offer on medium milk tea or yogurt drinks, as well as a free 3D bubble tea keychain for the first 100 customers each day.

The new Gong cha store is located at 4215 Spring Mountain Road, Suite B106B, and will be open daily from 11 a.m. to 10 p.m. The name "Gong cha" translates from Chinese as "tribute tea for the emperor," reflecting the brand's commitment to providing a royal tea experience for its customers.

๐Ÿ  Las Vegas Rental Rates Rise Amid National Trends and Local Supply Concerns

Rental rates in Las Vegas are increasing faster than the national average, according to new data from Redfin, despite local data suggesting rates are holding steady in 2024. A potential future supply shortage is creating uncertainty in the market.

While Sun Belt cities have experienced year-over-year drops in rental rates, Las Vegas is an exception, with rents rising 2.4 percent since the end of April, a 1.7 percent increase from last year. The median asking rent in Las Vegas is $1,505, compared to the national average of $1,648, which has risen 1.7 percent since last month and 1.1 percent year over year.

Colliers International, a brokerage with offices in Las Vegas, reports that local rental rates have remained "flat" this year. Jeffrey Swinger, Colliersโ€™ executive vice president for multifamily investment sales, noted that the firm's projections have stayed consistent, with rental rates expected to increase by only 0.4 percent quarter over year. The current vacancy rate is around 6.8 percent, according to their first-quarter report.

However, Swinger highlighted concerns about the pipeline for new multifamily projects, which is expected to dry up after this year, potentially driving rents higher. Colliersโ€™ report indicates strong supply and demand fundamentals for multifamily housing through 2025-2026, driven by a robust economy and challenges in starting new projects. Despite a slow market for sales due to capital market conditions, Colliers remains optimistic about the future performance of Las Vegas apartments.

In the first quarter of this year, the valley added 1,130 new apartment units, up from 543 units in the first quarter of 2023. Most of these new properties are in Henderson, North Las Vegas, and the Southwest. Currently, 6,625 multifamily units are under construction, with significant expansions in the southwest and Henderson submarkets.

Vacancy rates vary across the region, with east Las Vegas and Sunrise Manor having the highest rate at 7.6 percent, and the south valley the lowest at 5.1 percent. The southwest submarket has the highest average rental rate at $1,706, while the university/Strip area has the lowest at $1,218.

National Trends and Local Impact

Nationally, cities such as Austin, San Diego, Tampa Bay, Dallas, and Portland have seen significant drops in rental rates. Seattle leads with a 7.3 percent decrease from last year, followed by Austin (6.6 percent) and Nashville (5.9 percent).

Redfin senior economist Sheharyar Bokhari noted that the increase in housing supply in the Sun Belt has improved affordability for renters, a potential model for other cities facing housing affordability challenges. However, elevated mortgage rates are sustaining rental demand and prices. The average 30-year fixed mortgage rate remains more than double the pandemic-era low of 2.65 percent, prompting some renters to delay home purchases due to high monthly payments.

Allegiant Stadium in Las Vegas is set to host a significant hiring event next week, aimed at filling 1,500 part-time positions to support its diverse lineup of events, including Las Vegas Raiders games and other major gatherings. The event, scheduled for May 22 and 23, will offer potential employees the chance to interview for roles in various departments such as retail, food service, security, ticketing, guest services, custodial services, and parking.

Neumiia Duncan-Reed, the Vice President of Human Resources and Community Affairs at Allegiant Stadium, emphasized the importance of this recruitment drive, noting that it reflects the stadium's commitment to building a dedicated and enthusiastic team. The hiring drive is particularly crucial as the stadium not only hosts NFL games and UNLV football but also major concerts and private events.

The event is part of an ongoing effort to maintain a robust workforce; in 2023, the stadium achieved a 70% employee retention rate. This high retention rate is attributed to the positive work environment and the sense of community among the staff. Duncan-Reed highlighted the unity and camaraderie that come with being part of the stadium's team as key factors in their retention success.
