💲Southwest Las Vegas Valley Tops Region in Median Household Income

The southwest Las Vegas Valley has emerged as the region with the highest median household income, according to Colliers' first-quarter apartment market report. The median annual household income in the southwest valley stands at $88,423, surpassing Henderson's $86,682. This shift marks a change from the previous year, where Henderson had the higher median income.

Jeffrey Swinger, an executive vice president for multifamily investment sales with Colliers International, noted the area’s appeal to high-income workers due to its available land and proximity to the Strip. The unincorporated township of Enterprise, which makes up much of the southwestern valley, is one of the fastest-growing areas in the country, adding both commercial and residential projects.

Enterprise has experienced rapid growth, with a nearly 60% increase in population from 2010 to 2023, compared to the valley's overall growth of 20%. The area had 245,243 residents at the end of 2023 and is expected to add another 13,713 residents by 2028.

Other notable statistics from the report include:

  • Summerlin/The Lakes: Third highest median household income at $78,395.

  • Northwest Valley: Median household income of $77,352.

  • Northwest: Most total households at 125,400.

  • Southwest: Second most total households at 103,800.

  • University/The Strip: Highest percentage of renters at 79%.

  • Sunrise Manor/Northeast: Largest households with an average of 3.2 people per home.

A recent SmartAsset report indicates that to live comfortably in Las Vegas, a single adult needs an annual income of $94,432, or $45.40 per hour.

Early Voting:

  • Dates: Saturday, May 25 to Friday, June 7.

Voting on Election Day:

  • Date: June 11.

  • Poll Hours: 7 a.m. to 7 p.m.

Important Dates:

  • May 22: Deadline for the start of mailing in-state ballots.

  • May 23: No sample ballots for newly registered voters (those who register on or after this date will not receive a sample ballot for the current election).

  • May 25 to June 7: Early voting period.

  • May 29 to June 11: Registration or updates to registration can only be done online. No sample ballot will be mailed, and you must vote in person.

  • June 11: Election Day.

  • June 14, 5 p.m.: Deadline for submitting ID and/or proof of residence for provisional ballots, if needed.

  • June 15, 5 p.m.: Deadline for receiving mail ballots returned via the post office.

 👩🏀 Tiffany Hayes Comes Out of Retirement to Join Las Vegas Aces

The Las Vegas Aces have bolstered their roster by signing veteran guard Tiffany Hayes, the team announced on Friday. This addition comes after Hayes, a former All-Star, had previously announced her retirement following the 2023 season with the Connecticut Sun.

Hayes, who stands 5-10, spent her first decade in the WNBA with the Atlanta Dream, where she was the 14th overall draft pick out of the University of Connecticut in 2012. The two-time NCAA champion was traded to the Sun in February 2023. Now, she joins the back-to-back champions, the Aces, as they prepare to face the Dream on Friday night.

"Joining the Aces will be very exciting for me," Hayes said in a team news release. "I’m just grateful that they are willing to work with me as I am diving head first into a new era in my life. It will be nice to experience the west coast and this organization as I join them on the road to another winning season. I have no doubts that there is something special brewing, and I’m just another great ingredient being added to the mix. Let’s go Aces!"

The Aces, who were down to nine players after waiving rookie guard Dyaisha Fair, sought an experienced player to fill their ranks. General Manager Natalie Williams highlighted Hayes' competitive spirit and veteran presence as key reasons for her signing.

"Tiffany is a fiery competitor with a winner’s mentality," Williams said in a statement. "A savvy veteran who will be a great addition to our team."

In her last season, Hayes averaged 12.1 points, three rebounds, and 2.6 assists per game over 40 regular season games. Throughout her 11-year career, she has averaged 13.6 points, 3.3 rebounds, and 2.4 assists.

🥒 🎾 Demand for Pickleball Courts Spurs New Developments in Southern Nevada

Pickleball is rapidly gaining popularity in Southern Nevada, leading to an increased demand for courts across the Las Vegas Valley. Here are some of the new pickleball venues and parks set to open soon:

New Pickleball Venues and Parks:

  1. The Electric Pickle:

    • Location: The Bend, southwest Las Vegas.

    • Features: Nine pickleball courts, a two-story restaurant, a patio, three bars, and a lawn for live music and events.

    • Opening: Expected in fall 2025.

  2. The Picklr:

    • First Location: 1450 Horizon Ridge Parkway, Henderson.

    • Features: Indoor pickleball courts.

    • Opening: Grand opening in October for the first location; four more locations planned near the 215 Beltway.

  3. Chicken N Pickle:

    • Location: Henderson.

    • Features: Air-conditioned courts, a restaurant, and a sports bar.

    • Opening: Expected in late 2024.

  4. West Henderson Sports Complex:

    • Location: West Henderson.

    • Features: A 180,000-square-foot indoor complex with convertible basketball/pickleball courts, hybrid turf fields, birthday party spaces, community rooms, and entertainment options like bowling, laser tag, mini-golf, a restaurant, and a bar.

    • Status: The Henderson City Council will vote on this complex on July 2.

  5. Wayne Bunker Park:

    • Location: Northwest Las Vegas.

    • Features: 25 new pickleball courts.

    • Construction Start: Scheduled for 2025.

🎰 Tropicana and Mirage Closures Shake Up Las Vegas Hotel Market

The Las Vegas hotel industry is experiencing significant changes with the closure of two iconic properties. The Tropicana, a historic Rat Pack-era hotel, closed on April 2, and The Mirage is set to close this summer for a three-year renovation. These closures will temporarily remove about 4,500 rooms from the market's inventory of more than 153,000 rooms.

Key Details:

  1. The Mirage:

    • Closing: This summer for a three-year renovation.

    • Reopening: Expected in spring 2027 as Hard Rock Las Vegas.

    • Changes: A new 660-foot tall hotel tower resembling back-to-back, all-glass guitars; demolition of the iconic volcano show; additional casino space; interior updates; and theater renovations.

    • Room Count: Will increase by approximately 600 rooms after renovation.

  2. The Tropicana:

    • Closed: April 2.

    • Future Plans: Bally’s plans to develop a $1.5 billion, 33,000-seat Major League Baseball stadium on part of the site. Remaining land will be used for a casino-resort, though plans are still flexible.

    • Room Count: 1,470 rooms were removed from the market.

Industry Impact:

  • Supply and Demand: Despite the loss of these rooms, the overall impact on the market is expected to be minimal due to the large number of existing rooms and high occupancy rates (around 80%).

  • Competitors: Other Strip hotels may benefit from increased occupancy and higher average daily room rates, particularly for value-seeking customers.

  • New Developments: Recent openings include Fontainebleau with 3,644 rooms and Durango with 211 rooms in 2023.

Expert Opinions:

  • Amanda Belarmino, assistant professor at UNLV, suggests that the Tropicana's closure might push budget-conscious visitors to other similar properties, potentially boosting off-Strip hotels.

  • Zach Demuth, global head of hotels research for JLL Hotels and Hospitality Group, views the closures as a sort of "even swap," with the room inventory changes normalizing the market.

Market Opportunities:

  • The closures might prompt major hotel brands to reassess their presence in Las Vegas. For instance, Marriott International's recent partnership with MGM Resorts International could inspire other brands like Hilton, Hyatt, or IHG to explore new deals in the evolving Strip landscape.
