💰 Southwest Las Vegas Valley Tops Region with Highest Median Household Income, Surpassing Henderson
The southwestern region of the Las Vegas Valley now boasts the highest median household income in the area, according to a new report from Colliers.
Colliers' first-quarter apartment market report reveals that the median annual household income in the southwest valley is $88,423, overtaking Henderson, where the median income stands at $86,682. In the first quarter of 2023, these figures were $90,531 for the Southwest and $92,356 for Henderson.
Jeffrey Swinger, an executive vice president for multifamily investment sales at Colliers International, noted that it is still too early to determine the exact nature of the community in the unincorporated township of Enterprise and the broader southwestern valley. However, it is evident that the area is attracting high-income workers.
“It’s kind of a hodgepodge to be honest,” Swinger said. “It’s not a master plan, so it’s kind of a free-for-all, and over the past few years it’s become very attractive because it has the land. Places like Green Valley and such are all built out now. Summerlin is a different animal, and the southwest valley’s proximity to the Strip and the jobs is why all the development has taken off there.”
Enterprise, which includes most of the southwestern valley, is one of the fastest-growing areas in the country, with a mix of commercial and residential projects developing on undeveloped land within Clark County but outside the jurisdictional boundaries of Las Vegas, North Las Vegas, and Henderson.
According to population data from the GIS mapping software company Esri, Enterprise is growing more than twice as fast as the valley overall. From 2010 to 2023, the unincorporated township grew by nearly 60 percent (compared to 20 percent for the valley) and had 245,243 residents at the end of 2023. It is projected to add another 13,713 residents by 2028.
Ranking third behind the southwest and Henderson is Summerlin/The Lakes, with a median household income of $78,395, followed by the northwest valley at $77,352.
The submarkets with the most total households are the northwest (125,400), the southwest (103,800), and Summerlin/The Lakes (101,100). The submarket with the highest percentage of renters is the University/The Strip area (79 percent), followed by the central valley (68 percent) and west Las Vegas (61 percent).
The submarket with the largest households is Sunrise Manor/Northeast, with an average of 3.2 people per home, followed by North Las Vegas (3.1) and the northwest and southwest (2.7 for both).
A recent SmartAsset report indicated that to “live in sustainable comfort” in Las Vegas, a single adult would need an annual income of $94,432 or $45.40 per hour.

🥒🎾 World Pickleball Convention and Conference Debuts in Las Vegas, Showcasing Sport's Rapid Growth
The World Pickleball Convention and Conference, a first-of-its-kind event, kicked off at the Las Vegas Convention Center's South Hall on Thursday morning. The convention, which attracted pickleball enthusiasts and industry professionals, featured over 100 vendors and 52 speakers from 11 countries.
George Domaceti, CEO of the World Pickleball Conference and a former Navy SEAL, opened the event by announcing, "Here we are. Just getting ready to open up the first-ever pickleball convention and conference."
Robert Quicksilver, chairman of USA Pickleball, delivered the "2024 State of the Union of USA Pickleball" address, highlighting the sport's remarkable growth. According to the Sports and Fitness Industry Association, pickleball participation has increased by 225 percent in recent years. USA Pickleball's data shows that there are now approximately 12,000 venues nationwide, nearly double the number in 2020, with over 1,100 new sites launched in 2023 alone.
The convention showcased a wide range of pickleball-related products and services, from pickleball paddles to pickleball-themed merchandise. The event also highlighted the sport's growing popularity in Las Vegas, with over three dozen pickleball locations, a pro team called the Las Vegas Night Owls, and the upcoming opening of the Chicken N Pickle restaurant/pickleball chain in Henderson.
Pickleball, born in a backyard in 1965 on Bainbridge Island, Washington, was created by former Washington state Congressman Joel Pritchard and a friend who came home after a golf outing to find their families bored. They improvised a game using pingpong paddles and a plastic ball on a badminton court, eventually lowering the net. The sport's name has two theories: some believe it's named after the Pritchard family dog, Pickles, while others think it's related to rowing.
Despite its humble origins, pickleball has grown rapidly in recent years, driven in part by the pandemic, which led people to seek outdoor activities with social distancing. The sport's ease of learning and low cost have also contributed to its popularity. However, its growth has outpaced the construction of new facilities, leading to conflicts with the tennis community over court time. The noise from pickleball games has also caused some homeowner's associations to close courts, prompting companies to develop quieter paddles.
The convention's attendees ranged in age from young kids to septuagenarians, reflecting the sport's diverse demographic appeal. Pickleball's largest demographic group is now between the ages of 35 and 49, challenging the perception that it's a sport for older adults.
The World Pickleball Convention and Conference demonstrates the sport's growing influence and the enthusiasm of its dedicated community. As Quicksilver noted, "On the pickleball court, we all come together as one."
🎰 PT's Taverns Expands Beyond 70 Locations with New Brand Strategy in Las Vegas Valley
PT’s Taverns, Nevada's largest tavern operator, is expanding further. By the end of the month, the chain, which has been in operation for over 40 years, will surpass 70 locations, driven by a new strategy that includes introducing new brands.
Blake Sartini II, who oversees the tavern group and some of Golden Entertainment Inc.'s casino properties, explained, “We did a couple of acquisitions of alternative operators last year, which Golden has never really done before. As we aim to reach 80 to 100 tavern locations in town, we felt the need to incorporate additional brands into our portfolio.”
Adding new brands, Sartini noted, allows the company to introduce new tavern concepts, saturate successful neighborhoods with different brands, and prevent competitors from establishing a foothold in those areas. Golden’s traditional lineup includes PT’s Taverns, the upgraded PT’s Gold, and PT’s Ranch. They also introduced upscale brands like Sierra Gold and SG Bar, as well as Sean Patrick’s Pub & Grill.
Despite some menu variations—such as Irish specialties at Sean Patrick’s—the core elements remain: high-definition televisions for sports viewing and a wide selection of beers on tap. As Las Vegas embraces its identity as the sports capital of the world, PT’s locations are prime spots for fans of the Raiders, Golden Knights, Aces, and UNLV teams.
Introducing New Brands
The latest additions to PT’s brand family are Lucky’s and Great American Pub, which Sartini describes as having an East Coast vibe. “Vegas is ever evolving,” Sartini said. “As people from all over the country continue to move here, Great American Pub offers a nostalgic touch for East Coast natives entering the tavern scene.”
Great American Pub will feature a distinctly different menu from PT’s or Sierra Gold, offering unique options beyond the traditional burgers, wings, and fries. The new location, opening in late June at South Buffalo Drive and West Badura Avenue near the 215 Beltway, is a new build rather than a site conversion.
“This is the first new build branded as Great American Pub,” Sartini said. “It’s a new venture for us as we expand this brand throughout the valley.”
A Gaming Connection
While introducing new brands, PT’s Taverns maintain common ties through gaming opportunities. Sartini emphasizes that tavern customers differ from traditional casino patrons. Each location has its own personality, and while they might share the PT’s logo and menu, they embrace the unique character of their neighborhoods.
Golden’s True Rewards loyalty program unites the taverns, allowing customers to accumulate and redeem rewards at Golden’s casino properties, including Southern Nevada’s two Arizona Charlie’s locations and the Strat on Las Vegas Boulevard. The five-tiered True Rewards program offers special jackpots, VIP services, and other perks.
Industry Insights
Gaming industry analyst Brendan Bussmann of B Global notes that the PT’s model is a sustainable one, being replicated in other parts of the country. “The locals market is robust, with different customer segments. As the valley grows, so do the bases for local taverns versus neighborhood casinos or the Strip.”
Bussmann underscores the importance of the entire gaming ecosystem in Nevada, which includes both local casinos and taverns that provide convenient entertainment options.
Late last year, Golden Entertainment sold its distributive gaming operation, including slot-machine routes servicing bars, taverns, and convenience stores, to Oak Tree Capital Management, the parent company of J&J Ventures Gaming. The $322.5 million deal, plus $39 million in purchased cash, marked Golden’s exit from this segment of the local business.
🎰 Fontainebleau Las Vegas Extends 'Elevate Your Tier' Loyalty Program Promotion
Fontainebleau Las Vegas has extended its "Elevate Your Tier" loyalty program promotion, allowing new and existing Fontainebleau Rewards members to upgrade their tier status based on their current status in a competitor's loyalty program. The extension comes in response to an "overwhelmingly positive response" from guests, according to Michelle Reda, the resort's chief casino marketing officer.
Originally announced in February, the promotion was set to expire on July 31 but has now been extended until September 2. The eligible loyalty programs include major casino operators on the Strip, as well as several downtown and regional programs run by Boyd Gaming, Station Casinos, Circa's Club One, and Southern California resort Pechanga's The Club, among others.
Fontainebleau opened its property in December with tier matching during the first 24 hours of operation. The extended promotion allows the resort to continue attracting new customers from competitors by offering them higher tier statuses and associated perks.
Hospitality companies use loyalty programs to maintain a database of customers and reward them with points for spending in gaming, dining, hotel, and other resort segments. Higher tier statuses typically receive more comps and other benefits.
