Biden Ends 2024 Bid, Endorses Harris as Democratic Nominee

President Joe Biden announced Sunday he will end his re-election campaign and support Vice President Kamala Harris, amid mounting concerns within the Democratic Party about his ability to win a second term. Biden’s decision follows persistent calls from party members urging him to step aside to avoid jeopardizing their chances in the upcoming November election.

“It has been the greatest honor of my life to serve as your President,” Biden said in a statement posted on X. “And while it has been my intention to seek reelection, I believe it is in the best interest of my party and the country for me to stand down and to focus solely on fulfilling my duties as President for the remainder of my term.”

Democratic Concerns and Debate Performance

Democratic calls for Biden to withdraw intensified following a contentious debate against Republican Donald Trump on June 27. The debate performance raised questions about the 81-year-old president’s cognitive abilities and fitness for another term. The concerns led to a growing conviction among Democrats that Biden’s continued candidacy could harm the party’s prospects in November.

Under DNC rules, Nevada’s delegates can vote their conscience and select a different candidate if they choose, according to Nicole Kelly, a political and election law attorney.

Potential Candidates

Despite Biden’s endorsement of Harris, discussions are ongoing about other potential candidates. West Virginia Senator Joe Manchin is reportedly considering re-registering as a Democrat to enter the race. Names circulating on social media for Harris’s potential running mate include Transportation Secretary Pete Buttigieg and California Governor Gavin Newsom. However, under the 12th Amendment, the vice-presidential candidate cannot be from the same state as the presidential candidate, which could complicate Newsom’s potential candidacy unless he relocates.

 🏢 Schulman Properties Expands with New Hotels in Las Vegas Arts District and Lake Las Vegas

A Las Vegas-based developer, Bob Schulman, chairman and owner of Schulman Properties, has announced two major hotel projects in the valley, signaling a significant expansion into the luxury real estate market. Schulman’s ventures include converting a previously planned luxury apartment project into a hotel and initiating another hotel project at Lake Las Vegas.

New Projects in the Arts District and Lake Las Vegas

The $115 million project, originally slated as a luxury apartment complex named Ilmunia Midtown, will now be developed as a hotel with some space dedicated to medical uses. The property is located near the intersection of Charleston Boulevard and Grand Central Parkway in the Las Vegas Arts District. Schulman believes the area's entertainment and cultural offerings make it an ideal location for a hotel.

“The Arts District, providing the restaurants and the entertainment and stuff it does, and the arts, I think it’s all huge,” Schulman said. “I think we’re like San Diego’s [Gaslamp Quarter] 20 to 30 years ago.”

In addition to the Arts District project, another hotel is proposed for Lake Las Vegas. Both hotel projects are in the early planning stages, and Schulman has not provided a completion timeline.

Recent Developments and Vision

Schulman Properties recently opened Ilmunia on Raiders Way, a luxury apartment complex in Henderson. The $110 million project features 232 units with amenities designed to offer a hotel-like experience, including room service from Lexie’s Bistro, pools, a spa, outdoor cabanas, a sand volleyball court, pickleball courts, and a large outdoor screen.

“We don’t necessarily say we’re in the real estate business, we’re in the business of hospitality, community, wellness, so we approach it differently,” Schulman explained. “My whole thinking is, experience, experience, experience, how do I create amazing experiences.”

Rents at Ilmunia on Raiders Way range from $2,000 to $4,000 for one- and two-bedroom apartments, with penthouse units going for up to $8,000 a month. Despite the high prices, the project has already leased 35 percent of its units, attracting retirees and remote workers, primarily from out of state.

Future of Luxury Real Estate in Las Vegas

Schulman sees significant growth potential in luxury multifamily real estate in Las Vegas, particularly away from the Strip. He noted that areas like Summerlin, west Henderson, and Blue Diamond are ripe for development due to their proximity to the Strip and the airport. He also highlighted the influence of the Oak View Group’s NBA stadium project on making Blue Diamond more attractive for real estate development.

“I think that we are moving into condos big time, and for a change of life, and convenience and location,” Schulman said. “I think it’s just the beginning and they don’t have to be high-rise.”

In a strategic move to escape the harsh summer heat of Southern Nevada, the Raiders have relocated their training camp to the more temperate climate of Costa Mesa, California. The pleasant weather is expected to create an ideal work environment as the team prepares for its first full season under head coach Antonio Pierce. However, the team remains focused on resolving several crucial issues during the two-plus weeks of camp leading up to their first preseason game on August 10.

Key Issues for Raiders to Address in Training Camp

1. Determining the Starting Quarterback

The most pressing question for the Raiders is who will start at quarterback. The team needs to decide between veteran Gardner Minshew and second-year pro Aidan O’Connell. Both quarterbacks are competing to lead the team in their season opener against the Chargers on September 8.

The Raiders boast a strong defense and a plethora of offensive weapons. The success of the team will hinge on the efficiency and performance of their quarterback. They hope to emulate the 2017 Minnesota Vikings, who saw journeyman quarterback Case Keenum lead them to the NFC title game thanks to a solid supporting cast. Training camp will be crucial in determining whether Minshew or O’Connell is better suited to replicate such success.

2. Securing the Starting Cornerback Position

Another critical area of focus is identifying the starting cornerback opposite Jack Jones. The primary candidates are Jakorian Bennett and Brandon Facyson. Bennett, a 2023 fourth-round pick, is seen as a potential long-term solution, but he needs to cut down on mental mistakes and prove his durability after missing three games last season.

Facyson, entering the final year of his contract, is also a strong contender. The Raiders would prefer Bennett to win the job, hoping he can establish himself as a reliable starter. Training camp will provide a clearer picture of who will secure this vital defensive role.

3. Developing Chemistry in the Running Game

For the Raiders’ offense to thrive, a strong running game is essential. Last season, the ground attack struggled, putting additional pressure on the passing game. This year, the team aims to avoid a repeat of those issues.
