🏞️ Summerlin’s Commitment to Parks and Trails Sets Community Apart
Before the first residents moved into Summerlin in 1990, Howard Hughes Holdings, the developer behind the master-planned community, completed The Hills, the first major park. This set a precedent for the community’s focus on parks and open spaces that continues today.
A Vision of Green Spaces
Kenton Miersma, a principal at LandDesign, the firm responsible for much of Summerlin’s landscape architecture, emphasized that Howard Hughes Holdings established a philosophy of prioritizing parks and open spaces from the very beginning.
“They decided to make a statement right out of the gate, plant their flag and build a park as the first thing they built,” Miersma said. “They wanted to come out of the gate and say we are going to be about parks and open spaces, and positioning the community around the open spaces. And that’s the mentality, the philosophy.”
Extensive Park and Trail Systems
Summerlin now boasts over 300 parks, with four more in development. The community features 32 large parks with amenities such as 20 tennis courts, 14 baseball diamonds, 13 basketball courts, 11 soccer fields, eight pickleball courts, and one outdoor roller hockey rink. Additionally, there are over 200 miles of trails, consisting of six types of trails, designed with a "native inspired" plant palette to suit the regional environment.
Strategic Planning and Development
Howard Hughes Holdings operates as a "super pad developer," creating infrastructure and streets before selling parcels to homebuilders. Each land sale includes stipulations for community parks, ensuring that new developments continue to prioritize recreational spaces.
“(Howard Hughes Holdings) are what they call a super pad developer so they’ve developed infrastructure, they’ve developed streets, and then they sell smaller parcels to homebuilders,” Miersma explained. “But what they have done on the planning side is they are requiring community parks when they sell that piece of land when it’s developed.”
Long-Term Commitment to Quality of Life
Summerlin encompasses 22,500 acres, with around 5,000 acres left to develop. Parks and trails have been integral to the community’s quality of life, offering spaces for play, sports, recreation, and social gatherings. Danielle Bisterfeldt, senior vice president of marketing and consumer experience for Summerlin, noted the importance of these spaces, especially as water-saving measures reduce grass in common areas.
“As we continue to remove grass in common areas that is considered decorative and non-functional with the goal of saving water, and with reductions in grass at individual homes, parks are becoming even more significant to support quality of life by accommodating play, sports, recreation and social gathering,” she said.
Distinctive Community Design
Miersma emphasized that Summerlin's approach to real estate development, which prioritizes landscaping and open spaces over maximizing housing density, gives the community a unique feel compared to more conventional developments in Las Vegas. This commitment to creating a balanced environment with ample recreational opportunities continues to define Summerlin's character.
“From the design side, what specifically is happening in Summerlin is committing a heck of a lot more of their real estate to landscaping the environment than what you would see outside in a more conventional development in Las Vegas,” Miersma said.
Conclusion
Summerlin's dedication to parks and open spaces, initiated by Howard Hughes Holdings, has created a distinctive and high-quality living environment. This long-standing philosophy ensures that residents enjoy ample recreational opportunities and a well-landscaped community, setting a standard for future developments in the region.
♠️ Caesars Sells WSOP Brand to NSUS Group for $500 Million
Reno-based Caesars Entertainment announced the sale of the World Series of Poker (WSOP) brand to NSUS Group Inc. for $500 million. The deal involves a $250 million cash payment and a $250 million promissory note due five years post-closing.
Despite the sale, Caesars will continue hosting the WSOP’s live tournament series at its Las Vegas casinos for the next 20 years. Brick-and-mortar poker rooms operated by Caesars will retain the WSOP branding, and Caesars will have preferential rights to host live WSOP Circuit events.
NSUS Group Inc., known for its online poker platform GGPoker, will license Caesars Digital to operate the WSOP Online real-money poker product in several U.S. states. However, Caesars Digital will not be allowed to run online peer-to-peer real-money poker games for a certain period.
Eric Hession, president of Caesars Digital, expressed enthusiasm for the deal, highlighting the successful partnership with NSUS and the potential for WSOP's continued growth. Michael Kim, CEO of NSUS, plans to leverage GGPoker’s technology to enhance and expand the WSOP experience globally.
The transaction, pending regulatory approvals, is expected to close before the end of 2024. This year's WSOP in Las Vegas was the most financially successful to date, contributing significantly to Caesars’ overall revenue.
🌐 Inaugural UFC Event Breaks Ticket Price Records, Secondary Market Booms
Fans eager to witness the first live sporting event at Sphere will need to spend a significant amount of money. Tickets for UFC 306, scheduled for September 14, went on sale to the public on Wednesday, with prices starting at approximately $3,000 on Ticketmaster. The highest-priced tickets, for seats octagon-side, are listed at $15,000.
These prices are believed to be the highest in UFC history, according to industry sources familiar with ticket pricing. As of Thursday, tickets were still available on Ticketmaster, ranging from $3,007 in Section 110, Row 30 — which offers a limited view of the massive interior screen — to $11,507 for a floor seat in Row 8.
Despite face-value tickets being available, many are attempting to profit by reselling tickets on secondary marketplaces like TickPick. On Thursday morning, TickPick had 2,426 tickets listed, with the lowest price at $2,280 and the average price at $5,728. The highest-priced ticket listed on TickPick was an astounding $55,902 for a floor seat in Section 5, Row 5.
The UFC's debut at Sphere is set to be the most expensive UFC event on record for TickPick. The "get-in" price, or cheapest available ticket, was $2,280 as of Thursday. For floor sections (Sections 1-5), the "get-in" price was $10,179.
Event Highlights
The 10-fight card for UFC 306 will be headlined by a bantamweight title bout between Sean O’Malley and Merab Dvalishvili, along with a women’s flyweight title fight between Alexa Grasso and Valentina Shevchenko. The event, which takes place during Mexican Independence Day weekend, will face competition from another major event: Boxing star Canelo Alvarez is set to fight Edgar Berlanga on the same day at T-Mobile Arena.
Price Breakdown and Market Impact
The ticket prices for UFC 306 highlight the high demand for live sports events at the newly opened Sphere. Ticketmaster’s prices start at $3,000 for seats with limited views and go up to $15,000 for premium seats close to the octagon. Secondary market prices on TickPick show even higher demand, with tickets listed from $2,280 to $55,902.
Conclusion
As UFC 306 approaches, fans willing to pay premium prices will witness history at Sphere. The high ticket costs reflect both the significance of the event and the unique experience offered by the new venue. With major fights headlining the card and competition from a high-profile boxing match, September 14 promises to be an exciting day for combat sports enthusiasts in Las Vegas.
❎ Trump Stands by JD Vance Amid Controversial Comments
Donald Trump, the Republican presidential nominee, finds himself defending his running mate, Ohio Sen. JD Vance, after a turbulent introduction to the national stage. Vance, relatively unknown to many GOP officials before the Republican National Convention, has faced backlash for controversial statements, including remarks about Vice President Kamala Harris and childless Americans.
Controversial Statements Stir Criticism
Vance's past comments, particularly his suggestion that childless individuals like Harris want to make the country miserable, have drawn widespread criticism. This has led to a difficult rollout, with many Republican strategists and elected officials acknowledging the negative impact. Trump, during an interview at the National Association of Black Journalists conference, defended Vance, stating he is strongly family-oriented and suggesting there is nothing wrong with not having a family.
GOP Concerns and Calls for Apology
Some GOP members, like North Dakota Sen. Kevin Cramer, have suggested that Vance could apologize for his remarks, believing voters might be forgiving. Despite this, Vance has not apologized, and a senior Trump adviser indicated there has been no discussion about replacing him as the running mate.
Vance’s Role in the Campaign
Vance, a first-term senator and a prominent figure in the "Make America Great Again" movement, has faced scrutiny for his limited political experience compared to other potential vice-presidential candidates. Despite this, Trump's campaign remains confident, focusing on Harris’ choice for vice president as a potential diversion from the controversy surrounding Vance.
Historical Context and Current Reactions
Historically, vice-presidential nominees have been replaced under significant pressure, but such instances are rare. Trump’s supporters, while not always agreeing with Vance's past statements, largely support maintaining the current ticket. Attendees at Trump’s rallies and Republican senators on Capitol Hill have expressed varied views, with some defending Vance and others highlighting the challenges he faces.
