As longtime viewers of the popular TV game show "Wheel of Fortune" adjust to its new host, Ryan Seacrest, casino enthusiasts across the country will soon experience new thrills with the introduction of updated "Wheel of Fortune" slot machines. The International Game Technology (IGT), the global leader in gaming equipment manufacturing, is unveiling a fresh lineup of Wheel of Fortune-themed games at the Global Gaming Expo (G2E) in Las Vegas this week.
The G2E trade show, which kicks off Tuesday at the Venetian Expo Center, is a major event in the gaming industry, where over 25,000 professionals will gather to see the latest innovations in gaming technology. 🏠 Las Vegas Housing Market Leads U.S. in New Home Listings Amid Real Estate Shifts
Las Vegas is leading the nation in a crucial housing market metric: new home listings. According to a recent report from Redfin, the Las Vegas metro area saw a 12.8 percent increase in new home listings year over year through the end of August, outperforming other major markets such as San Diego (11.7%) and Sacramento (9.5%). In contrast, Atlanta experienced the largest decline, with new listings down 19.4 percent.
The surge in listings reflects not only the region’s economic growth but also the unique factors driving its real estate market, such as the influx of out-of-state buyers and the ongoing housing crisis in the region.
Growth Fueled by In-Migration and Economic Expansion
Las Vegas Realtors President Merri Perry highlighted the city’s visible growth, attributing it to the success of professional sports teams, the planned relocation of the Oakland Athletics, and upcoming projects like a Sony movie studio in Summerlin. These developments are making Las Vegas an attractive destination for both businesses and homebuyers alike.
“Everyone is coming here,” Perry said. “A lot of cash buyers are moving in, especially from California, where high property prices allow them to sell their homes, pay cash for a home in Las Vegas, and still have a substantial nest egg. Everything in Las Vegas is cheaper in comparison.”
The migration from California to Nevada has been a significant trend in recent years. Between 2020 and 2023, approximately 158,000 people relocated from California to Nevada, making up 43 percent of all new residents to the state during that period, according to data from the Nevada Department of Motor Vehicles.
Pent-Up Seller Demand and Rising Listings
The surge in listings comes after a period of market stagnation caused by rising interest rates, which discouraged many homeowners from selling. Shay Stein, a Las Vegas-based real estate agent with Redfin, noted that the region’s transient population and pent-up demand among homeowners may be fueling the increase in listings.
“Las Vegas has a transience by nature, so I am not surprised that with lower interest rates, homeowners are jumping on the opportunity to sell and either move out or buy the home they have been waiting for,” Stein said. “Since interest rates started going up, there has been a pent-up demand from homeowners who didn’t want to sell because they didn’t want to give up their 3 to 4 percent mortgages.”
Now, with more sellers coming to the market, some real estate experts believe the market could be undergoing a significant shift. Mike Roland, a Las Vegas-based real estate agent with Platinum Real Estate, has observed a noticeable increase in inventory.
“The sellers are popping up all over,” Roland said. “Seems like the market might be shifting pretty rapidly, which is welcome since we desperately need the inventory.”
Las Vegas’ Housing Crisis: Prices, Rents, and Land Availability
Despite the uptick in listings, Las Vegas remains in the midst of a housing crisis. Home prices are approaching all-time highs, and rents have stayed elevated since the pandemic, making housing increasingly unaffordable for many residents. One of the main contributors to the crisis is the limited availability of land for development. Private developers have accused the Bureau of Land Management (BLM) and the federal government of being slow to release land for housing developments, while the BLM has pointed to developers’ reluctance to build affordable housing.
This ongoing tension between developers and federal agencies has slowed the creation of new housing inventory, which is sorely needed to meet the growing demand from both local and out-of-state buyers.
