🚧 Flamingo Road Bridge Reopens After Modifications Ahead of Las Vegas Grand Prix

The Flamingo Road bridge over Koval Lane, a key but contentious piece of infrastructure for the upcoming Las Vegas Grand Prix, reopened on Saturday evening following a six-day closure. The intersection’s temporary bridge, scaled down from its previous version, opened to traffic around 5 p.m. as part of efforts to reduce its impact on local businesses and residents.

Modifications to Address Community Concerns

Last year’s bridge setup featured four lanes—two in each direction—but drew widespread criticism and led to multiple lawsuits from local businesses affected by restricted access. In response, race officials made significant adjustments for this year’s event.

“We listened to suggestions from properties surrounding the circuit and received comments from the local community regarding traffic patterns during last year’s race week, both of which informed adjustments in our circuit installation and dismantling plans for this year’s race,” said Lori Nelson-Kraft, senior vice president of corporate affairs for the Las Vegas Grand Prix.

This year, the temporary bridge has been reduced to two lanes, entirely positioned on the south side of Flamingo Road. The setup includes two eastbound lanes—one left-turn lane and one right-turn lane—allowing access to northbound and southbound Koval Lane. Westbound traffic on Flamingo Road will continue to use the three surface lanes ahead of race week. The changes aim to maintain access for surrounding businesses and residences while still accommodating race infrastructure.

Race Week Operations and Earlier Dismantling Schedule

The bridge will serve as a critical access point during the Las Vegas Grand Prix from November 20-23, operating with one lane in each direction to ensure emergency and essential services can move freely within the resort corridor. Notably, this year’s bridge will be dismantled sooner than last year’s, with plans to remove it between December 15-21. This earlier removal, which will require a full closure of the intersection, contrasts with last year’s bridge, which remained in place until February 1.

The previous extended bridge installation, along with other race-related roadwork lasting nine months, led to legal action from businesses like Ellis Island, Stage Door Casino, and Battista’s Hole in the Wall, who claimed they suffered significant financial losses due to restricted access. Ellis Island, for instance, alleged millions in lost revenue as a result of the limited access. Despite holding a spectator zone last year, the business has not announced similar plans for this year’s event.

Continued Concerns from Local Businesses

Despite the bridge’s downsizing, some local business representatives remain skeptical. Lisa Mayo-Deriso, a spokesperson for the affected establishments, expressed ongoing concerns about the impact on traffic flow and accessibility in the area. “It is still an impediment to traffic flow and access,” Mayo-Deriso stated when the smaller bridge plans were initially unveiled in June.

Race Track Buildout and Road Closures

With the Flamingo bridge installation complete, construction crews are now focusing on the rest of the 3.8-mile Grand Prix circuit. The track will run along key public roadways, including Las Vegas Boulevard, Koval Lane, and Sands and Harmon Avenues. To minimize disruptions, most of the work occurs overnight.

  • Lighting Installation: Lighting rigs have been installed along Harmon, Koval, and Sands Avenues, with work on Las Vegas Boulevard expected to conclude by November 1. The Strip will see two lanes closed for lighting work from midnight to 9 a.m., Monday through Friday, while Sands Avenue has one lane closed in each direction around the clock.

  • Barrier Installation: Barriers are now in place on Harmon Avenue, with work moving to Koval Lane this week. Koval will have two lanes closed overnight from 9 p.m. to 6 a.m. for barrier installation.

  • Bellagio Fountain Club Buildout: The buildout continues in front of the Bellagio, with two southbound lanes and the sidewalk in front of the Fountains at Bellagio closed until November 11 to accommodate construction.

Staying Informed on Traffic Impacts

To keep residents and drivers updated on traffic disruptions related to the circuit’s setup, the Las Vegas Grand Prix offers a dedicated traffic website: transportation.f1lasvegasgp.com. Additionally, motorists can sign up for text alerts through Clark County by texting F1LV to 31996, receiving twice-weekly updates to stay informed about ongoing construction and road closures.

🏒 Golden Knights Adjust Defense, Aim to End Losing Streak at Home

The Golden Knights are making adjustments to their defensive lineup after a challenging three-game road trip that yielded only one point. Despite the recent struggles, the team is not panicking but instead returning to familiar defensive pairs in an effort to regain stability and improve performance.

At Monday’s practice, the Knights reinstated several well-known pairings. Noah Hanifin was partnered with Alex Pietrangelo, while Shea Theodore moved back to the right side alongside Brayden McNabb, his longtime partner. The third pairing reunited Nic Hague with Zach Whitecloud.

“We haven’t been good back there,” acknowledged coach Bruce Cassidy. While Cassidy didn’t place all the blame for the team’s defensive woes on the blue line, he hopes these changes will help the team as they begin a four-game homestand against the Los Angeles Kings.

Defensive Pairing Performance and Adjustments

Throughout the first six games, the Knights have allowed four goals in four separate matches. The coaching staff is looking to address these defensive shortcomings by reestablishing pairs that have shown chemistry in the past.

When Theodore and Pietrangelo shared the ice at five-on-five during the first six games, the Knights were outscored 6-5. Similarly, the pairing of Hanifin and Hague was outscored 5-4 during their time together. On the other hand, McNabb and Whitecloud’s pair outscored opponents 5-2 but faced a shot deficit of 90-63.

The Knights believe the familiarity between these pairs will allow them to find their rhythm quickly. Theodore and McNabb have played together for most of their eight years with the Knights, while Hague and Whitecloud have a partnership dating back to their days with the AHL’s Chicago Wolves. Hanifin and Pietrangelo also have a history, playing seven games together last season before Pietrangelo’s appendicitis sidelined him. They were effective, helping the team outscore opponents 6-5 in their time on the ice.

“There’s really no newness to what we’re doing, so it’s not like panic and throw everything against the wall,” Cassidy explained, emphasizing that the changes are intended to restore stability rather than overhaul the system.

Hanifin’s Performance and Defensive Focus

One player who may benefit from these adjustments is Noah Hanifin. The 28-year-old defenseman, who signed an eight-year extension in April, has struggled early in the season, with only one assist through six games and a minus-3 rating at five-on-five. Hanifin emphasized the need for improvement, particularly in how the defense handles rush situations. The team’s recent losses, including a 4-3 defeat to the Tampa Bay Lightning and a 4-3 overtime loss to the Florida Panthers, were attributed to defensive breakdowns.

“It’s a long season, and sometimes when you lose a couple in a row, there’s something to look at,” Hanifin said. “We have a pretty veteran (defense) core back there. I think we all know we can take it up a notch.”

Hanifin also noted that the Knights strayed from their good habits on the road, despite starting the season with a 3-0-0 record. He sees the homestand as an opportunity to reset and get back on track, especially with three upcoming games against Pacific Division opponents.

“Sometimes it’s good to play with somebody new and freshen it up. But it’s up to us individually,” Hanifin added. “We’ve just lost three games in a row. Everybody has to play better.”

Injury Updates: Karlsson and Olofsson

As the Knights work to bounce back, the team is also managing injuries. Center William Karlsson, who has been out since training camp with an undisclosed injury, returned to practice Monday in a non-contact jersey. While his return marks progress, coach Bruce Cassidy confirmed Karlsson would not be ready to play in Tuesday’s game against the Kings. “Not ready yet, but (Karlsson's) a step closer, which is good,” Cassidy said.

Meanwhile, right wing Victor Olofsson remains sidelined with a lower-body injury sustained in the Knights' 4-2 loss to the Washington Capitals on October 15. Olofsson, who signed a one-year deal with the Knights in July, has been a key player early in the season, scoring three goals, including two on the power play. The team considers him week-to-week, and he has missed the last two games.

Outlook: A Chance to Rebound at Home

With the adjustments to the defensive lineup and the return of Karlsson to practice, the Knights are aiming to turn things around during their upcoming homestand. The team is focused on correcting mistakes and regaining momentum as they face crucial division rivals. By reverting to familiar pairings and emphasizing better defensive execution, the Knights hope to capitalize on their home ice advantage and stop their losing streak.

📺 How to Watch the Vegas Golden Knights: 2024-25 TV and Streaming Guide

As the Vegas Golden Knights head into their 2024-25 NHL season, fans may be wondering where and how to watch their favorite team in action. With 70 games airing locally and 12 on national television, the Golden Knights will be available to viewers across various platforms. Additionally, all games will be available on the radio via KKGK (98.9 FM, 1340 AM). Here’s a comprehensive guide to help fans stay up to date with where to catch the Knights this season:

Local Broadcasts: Vegas 34 and KnightTime+

For the second consecutive year, the Golden Knights’ local TV partner is Scripps Sports. ESPN — 4 Games

  • ESPN, one of the NHL’s national TV partners, will air four Knights games this season.

  • Fans can watch ESPN on Cox (30), DirecTV (206), and Dish (140). It is also available on streaming services such as YouTube TV, Sling TV, Hulu, and fuboTV.

TNT — 5 Games

  • TNT will air five Knights games, including the season opener against the Colorado Avalanche on Wednesday.

  • TNT is available on Cox (18), DirecTV (245), and Dish (138). In addition to the live broadcast, TNT games will be available on Max, a streaming service that offers a free sports add-on for a limited time. Three of the games will also have alternate broadcasts on truTV.

  • Out-of-market fans can watch the March 16 game in Detroit on TNT, but Southern Nevada fans will have to tune into Vegas 34 or KnightTime+.

ESPN+ and Hulu — 2 Games

  • The Knights’ games against the Edmonton Oilers on Dec. 3 and the Dallas Stars on Jan. 28 will only be available on ESPN+ and Hulu.

  • ESPN+ subscriptions start at $10.99 per month, while Hulu plans start at $7.99 per month. Both services are available on smart TVs, computers, gaming consoles like Xbox and PlayStation, and other streaming devices.

ABC — 2 Games

  • ABC will air two Golden Knights games: Feb. 8 at Boston and March 22 against Detroit. Both games will also be available on ESPN+.

🍔 New Smash Burger Joint 'With Love, Always' Debuts in Las Vegas’ Centennial Hills

Drew Belcher and Kevin Whelan, two of the founders of the popular Sorry, Not Sorry Creamery, have expanded their culinary ventures with the opening of a new smash burger restaurant, With Love, Always, located on North Durango Drive in Centennial Hills. The duo teamed up with Damian Ocampo, a well-known social media food personality, who previously partnered with Whelan in 2021 to launch a parking lot pop-up that ultimately evolved into the current restaurant.

“It’s our love letter to Las Vegas,” Belcher said, explaining the inspiration behind the restaurant’s name.

Burgers, Fries, and Soft Serve

The menu at With Love, Always features fresh, never-frozen beef patties that are formed daily and smashed on a flat-top grill, creating a perfectly caramelized crust.

The Classic burger comes with American cheese, pickles, onions, and the restaurant's signature Love sauce. The All-American, inspired by McDonald’s, features American cheese, pickles, onions, ketchup, and mustard. The S.O.B. (Smashed Onion Burger) includes white onions smashed into the patty and topped with American cheese, pickles, and Love sauce.

Additional toppings like hot chilis, grilled onions, jalapeños, and bacon are also available, all served on a lightly griddled Martin’s potato roll.

Fries are cooked in wagyu beef tallow and can be ordered plain or loaded with American cheese, caramelized onions, pickles, and Love sauce. For those wanting a unique twist, there’s an option to top a bed of fries with a smash burger and various toppings.

For dessert, With Love, Always keeps it simple with soft-serve ice cream, available plain or dipped.

Grand Opening Celebration

With Love, Always will host its grand opening party at 6 p.m. on Saturday. The event will feature several special offers and giveaways:

🏚️ Las Vegas Rents Drop as New Apartments Flood Market

The Las Vegas Valley is experiencing a decline in rental rates as a surge in new apartment construction increases supply, according to a recent report by Redfin. The median asking rent for all bedroom types in the area was $1,475 at the end of September, marking a 1.5 percent decrease from August. Despite this decline, rental prices remain 1.7 percent higher than in September of the previous year. The trend in Las Vegas is reflective of broader patterns seen across the Sun Belt, where several cities are witnessing significant month-over-month drops in rental rates, including Jacksonville, Florida (-11.3 percent), Raleigh, North Carolina (-10.6 percent), and San Diego (-10.4 percent).

Varying Rental Trends Across the U.S.

Redfin's senior economist, Sheharyar Bokhari, noted that rental rates are fluctuating significantly across the country depending on local housing market dynamics. “Rents remain stable nationally, but could look very different depending on where you live in the country,” Bokhari explained. He emphasized that in regions such as the East Coast and the Midwest, where there has been less new construction, rental prices continue to rise. In contrast, Sun Belt cities that saw a construction boom following the pandemic are now experiencing rapid declines in rental rates due to an oversupply of units.

Las Vegas Building Boom: Supply Meets Demand

Las Vegas is currently adding a record number of new apartment units, a result of the wave of pandemic-era financing that initiated a building surge in the city. However, this rapid development may be short-lived. Jeffrey Swinger, an executive vice president for multifamily investment sales with Colliers International, mentioned in a previous interview that the construction pipeline will taper off significantly after this year. “We’re probably going to have a period of about two years where nothing is built, so it’s going to get even worse,” Swinger said, suggesting that the market could tighten again in the future if new construction pauses.

Concessions Rise as Vacancy Rates Increase

With more units available than ever, apartment complexes across the Las Vegas Valley are offering substantial concessions to attract renters. Some properties are providing multiple months of free rent to combat rising vacancy rates and lure in tenants. These incentives reflect a growing trend among property owners to compete aggressively as they face an increasingly saturated market.

Redfin’s report also highlighted that asking rents for newly constructed apartments nationwide dropped in the second quarter of 2023 to their lowest level in over two years. “Monthly asking rents for new apartments hit a peak of $1,889 in the first quarter of 2022, but have trailed off since, as the number of newly constructed apartments shot up,” the report stated. Apartment completions in the first quarter of this year rose 18.7 percent year-over-year, reaching the highest level in over a decade.

Implications of the Supply Surge

Bokhari attributed the drop in rent prices to the classic economic principle of supply and demand. “Rents for new apartments will likely fall a little more this year, because there are still a ton of new buildings being completed,” he noted. In many booming cities like Dallas and Nashville, property owners are finding it necessary to lower rents and offer additional perks, such as free parking, to attract tenants. For renters in these markets, opportunities for discounts and deals are becoming more common.

Comparing National Rental Trends

While Sun Belt cities like Las Vegas are seeing decreases in rental rates due to oversupply, other parts of the country are experiencing the opposite trend. Cities with the most significant rental rate increases year-over-year include Washington, D.C. (up 12 percent), Virginia Beach, Virginia (11.3 percent), and Cleveland (11.1 percent). These regions have not experienced the same level of building activity as their Sun Belt counterparts, resulting in higher demand and rising rents.

Rental Affordability a Key Issue for Voters

Redfin also conducted a survey of renters, revealing that housing affordability is a major concern for many as the 2024 U.S. presidential election approaches. According to the survey, 31.6 percent of respondents ranked housing affordability as one of their top three issues. The survey also noted that voters supporting Vice President Kamala Harris were slightly more likely to prioritize this issue than those backing former President Donald Trump, highlighting the importance of housing policy in the upcoming election.

Outlook for Las Vegas Rentals

As Las Vegas continues to manage the influx of new apartment units, rental rates may further adjust. The current wave of incentives, including free months of rent and other perks, is expected to persist as property owners compete for tenants in a crowded market. However, as the construction pipeline slows down in the coming years, vacancy rates may decline, and rental rates could stabilize or even rise again if supply tightens.
