๐Ÿ— Las Vegas Construction Industry Sees Steady Growth Despite Challenges

Las Vegasโ€™ construction industry is experiencing a strong year, with recent data showing a promising uptick in activity despite ongoing challenges. A report from global construction consultancy Rider Levett Bucknall (RLB) highlights the steady increase in construction projects, particularly in the mixed-use sector.

As of August, 11 construction cranes were in operation across Clark County, up from nine a year earlier. This represents a slight improvement from earlier in 2023, although still below the 12-crane peak in February 2023.

Sector Growth and Mixed-Use Dominance

Major construction projects in Las Vegas are currently led by the mixed-use category, which accounts for nearly half of the cranes in operation. The hospitality sector follows with three cranes. However, sectors such as civil infrastructure and public assembly projects have seen a decline.

While Las Vegas trends slightly below the national average in construction activity, it remains competitive with other U.S. cities. For example, Denver and Washington, D.C., each have 13 cranes, while Toronto, Los Angeles, and Seattle dominate the North American crane index with 83, 42, and 28 cranes, respectively.

National Outlook and Economic Headwinds

The U.S. construction industry is cautiously optimistic, bolstered by expectations of pro-business policies under President-Elect Donald Trump and a recent cut in interest rates. However, challenges such as high material costs, inflation, and tight lending conditions continue to weigh on the sector, according to Deloitteโ€™s 2025 Engineering and Construction Industry Outlook.

Despite these headwinds, Las Vegas is poised for growth, with several high-profile projects in the pipeline.

Upcoming Major Projects

Among the notable developments are the Clark County Commissionโ€™s approval of the Las Vegas Executive Airportโ€™s first phase, which will feature a runway, taxiway, private jet terminal, and hangars. Other major projects include:

  • Hard Rock Hotel and Casino: A guitar-shaped hotel at the former Mirage site.

  • Ballyโ€™s Resort and Athletics Stadium: Located at the former Tropicana casino-hotel site.

  • Brightline West High-Speed Rail Line: Expected to be operational by the 2028 Summer Olympics in Los Angeles.

  • NBA-Ready Arena: A potential venue for professional basketball in Las Vegas.

These projects could soon increase the cityโ€™s crane index and further boost construction activity. However, competition for skilled labor is expected to intensify as these developments move forward.

Labor Market Challenges

Las Vegas continues to face labor shortages in the construction industry. The stateโ€™s construction workforce fell slightly from 124,800 workers in August to 123,700 in September. Nationwide, construction employment has grown by 8.8% over the past year, but month-to-month gains have been limited.

A lack of new workers entering the field and insufficient training programs are compounding these challenges. According to industry experts, improving workforce education and training could help alleviate the labor crunch and support future growth.

Optimism Amidst Uncertainty

Despite the hurdles, the construction industry in Las Vegas appears resilient. A decline in interest rates is expected to spur new projects and provide a sense of stability, encouraging investment in large-scale developments.

As the city continues to expand its portfolio of projects, from luxury resorts to transportation hubs, Las Vegas remains a key player in the national construction landscape.

๐Ÿˆ Raiders Aim for Offensive Revival with Coaching Shakeup

The Raidersโ€™ ongoing offensive woes have prompted significant changes, starting with the dismissal of offensive coordinator Luke Getsy on Nov. 3. Two days later, the team elevated pass game coordinator Scott Turner to fill the vacancy and brought on veteran coach Norv Turner as a senior advisor. Together, the father-son duo will attempt to revitalize an offense that ranks near the bottom of the league in key statistical categories:

  • Points per game: 25th (18.7)

  • Yards per game: 29th (280.2)

  • Rushing yards per game: 32nd (76.9)

While a complete overhaul is unlikely this late in the season, changes to play-calling, scheme, and personnel could help the Raiders improve in key areas.

From West Coast to Air Coryell

The Turners bring with them an offensive philosophy rooted in the Air Coryell system, known for its aggressive passing game and ability to stretch defenses both vertically and horizontally. Unlike the West Coast system previously employed, Air Coryell emphasizes deep passes, motion, and creating mismatches through pre-snap alignment.

The schemeโ€™s flexibility also supports a strong running game, as demonstrated by Norv Turnerโ€™s success with Hall of Fame running back Emmitt Smith in the early 1990s.

Potential Quarterback Change

The first major decision under Scott Turnerโ€™s leadership will be choosing a starting quarterback for Sundayโ€™s game against the Dolphins. Desmond Ridder, acquired from the Cardinalsโ€™ practice squad in late October, replaced Gardner Minshew during the Raidersโ€™ last game against the Bengals. His mobility could make him an appealing option in an offense designed to capitalize on a quarterbackโ€™s dual-threat capabilities.

The Turners have a track record of adapting their scheme to mobile quarterbacks, as seen during their tenure with the Panthers, where they helped Cam Newton achieve one of his most efficient seasons in 2018. They could look to replicate that success with Ridder, who has shown flashes of potential despite a rocky start to his career.

Revitalizing the Run Game

A stagnant rushing attack has been a major issue for the Raiders, whose ground game ranks dead last in the NFL. Improving this facet will be crucial to sustaining drives and keeping defenses honest.

The Turners may streamline blocking schemes and introduce more creative run plays, such as jet sweeps and end-arounds involving wide receivers and tight ends. Their experience in crafting dynamic rushing attacks, particularly in Carolina with Christian McCaffrey, could provide a blueprint for success.

However, the Raiders face significant challenges, including inconsistent play from running backs Zamir White and Alexander Mattison and underwhelming performance from the offensive line.

Maximizing Playmakers

One of the biggest criticisms of the Raidersโ€™ offense has been its inability to consistently involve its top playmakers. The Turners are likely to focus on optimizing touches for players like rookie tight end Brock Bowers, who has been a bright spot this season.

The return of tight end Michael Mayer, expected to practice this week after a six-game absence, could add another dimension to the passing game. Additionally, wide receivers Jakobi Meyers and Tre Tucker could see an increased role, with Meyers fitting the mold of a physical downfield target favored in Norv Turnerโ€™s offenses.

Whatโ€™s Next?

The Raiders face a tough test in the Miami Dolphins, but the revamped offensive coaching staff hopes to make an immediate impact. While major statistical improvements may take time, the teamโ€™s ability to make in-game adjustments and better utilize its talent could be key to salvaging the season.

This weekโ€™s matchup will provide the first glimpse of what changes the Turners can implement and how the Raidersโ€™ offense evolves under their guidance.

๐Ÿ  Las Vegas Realtors Hopeful for Market Shift After Trump Re-election

With the re-election of Donald Trump, Las Vegas-area real estate professionals are cautiously optimistic about the potential impact on the local housing market. The period of uncertainty leading up to the election had slowed activity, but now buyers and sellers appear to be returning, spurred by renewed economic confidence and a recent interest rate cut.

Market Activity Rebounding

Southern Nevada has faced a sluggish real estate market in recent months, exacerbated by high mortgage rates, limited land for development, and population growth. However, the second interest rate cut in two months, along with increased market clarity following the election, is expected to stimulate activity.

The Federal Reserveโ€™s recent 25-basis-point rate reduction brought slight relief, and some industry experts predict this could encourage more buyers to enter the market, especially if rates continue to decline.

Housing Supply and Affordability Challenges

Las Vegas remains in the grip of a housing crisis, with rising demand and limited supply driving up prices. The cityโ€™s unique constraints, including a lack of developable land, have made the situation more acute. Realtors hope the Trump administration will push for deregulation and open more federal land for development, potentially easing supply constraints.

However, challenges persist. Proposed tariffs on imported goods could increase construction costs, potentially making housing less affordable. Additionally, immigration policies that reduce the labor force in the construction industry could further drive up wages and slow the pace of new builds.

Regulatory Landscape

The re-election may also lead to shifts in federal regulatory priorities, potentially easing scrutiny on the real estate industry. Federal agencies like the Department of Justice (DOJ) and the Federal Trade Commission (FTC) have recently focused on anti-competitive practices in real estate, including a class-action lawsuit against the National Association of Realtors (NAR).

NARโ€™s recent settlement, which included significant changes to how commissions are advertised and negotiated, could face less enforcement pressure under the new administration. This could create a more favorable environment for real estate professionals, allowing market forces to dictate practices.

Mortgage Rate Volatility

Despite positive signals, uncertainty around mortgage rates remains a concern. Market volatility, coupled with expectations of new economic policies, has led to fluctuations in long-term yields, pushing the 30-year fixed mortgage rate to an average of 6.4%.

While further rate cuts by the Federal Reserve could provide relief, experts caution against expecting a return to historically low rates. Mortgage rates are likely to settle in the 5% to 6% range, barring significant economic disruptions.

Optimism Amid Uncertainty

Local Realtors remain optimistic about the future, emphasizing the resilience of the housing market. They acknowledge that while federal policies and administration changes influence the market, other factors such as local government policies, mortgage rates, and overall market conditions play a critical role.

The coming months will be pivotal as Las Vegas navigates its housing challenges amid shifting economic and political landscapes.
