🏡 Las Vegas Housing Market Could Face Pressure from Los Angeles Wildfires

As wildfires devastate parts of Los Angeles County, experts predict a ripple effect on Las Vegas’ housing and rental markets. With thousands displaced and home values fluctuating, Southern Nevada could see an influx of residents from California, potentially exacerbating the valley’s already tight housing market.

Wildfires Drive Relocation to Las Vegas

The Eaton and Palisades wildfires have destroyed over 12,000 structures and displaced more than 92,000 residents in Los Angeles County, with evacuation warnings impacting nearly 89,000 more. Displaced homeowners and renters may consider relocating to more affordable areas like Las Vegas, which consistently ranks as a top destination for Californians moving out of state.

Shawn McCoy, director and associate professor at UNLV’s Lied Center for Real Estate, noted that the media coverage and heightened awareness of wildfire risks often influence relocation decisions. A 2018 UNLV study on wildfires in Colorado revealed similar patterns of migration following major fire events.

Affordability a Driving Factor

While Las Vegas offers a lower cost of living compared to Los Angeles, it may not be a safer option in terms of fire risk. According to First Street, Las Vegas homes face a 34% risk of wildfire damage over the next 30 years, slightly higher than Los Angeles’ 30%.

Daryl Fairweather, chief economist for Redfin, emphasized that affordability, not necessarily fire safety, is the main driver for those considering relocation.

“Los Angeles rents are expected to rise as fire-damaged housing stock tightens the market. Households on the margin of affordability in L.A. could find themselves priced out, making Las Vegas and other cities attractive alternatives,” she said.

Impact on Local Housing and Rentals

McCoy anticipates upward pressure on Las Vegas rents and home prices as displaced Californians seek housing. This trend may also be driven by residents near the fires, who, despite not losing their homes, may seek to move due to heightened concerns about future risks.

“In addition to displaced families, households considering a move to Los Angeles may now look elsewhere, with Las Vegas being a top alternative,” McCoy said.

Fairweather echoed these sentiments, predicting a modest but noticeable impact on Las Vegas’ housing market.

Historical Trends in Fire-Damaged Areas

McCoy’s study on Colorado wildfires found that home prices in fire-prone areas often dip immediately following a blaze but tend to recover within one to two years. This pattern could hold true in Los Angeles, where homes in desirable areas with views, water access, or proximity to mountains may be rebuilt at higher values due to general market dynamics.

Las Vegas' Own Fire Risk

Despite its appeal as a relocation destination, Las Vegas is not immune to wildfire risks. According to First Street, 26,546 homes in the valley are classified as having a “high risk” of wildfire damage. The Environmental Protection Agency highlights a growing threat of wildfires nationwide, with the Western U.S. seeing an increase of over 100 days in wildfire season since 1970.

Modest but Notable Market Impact

While Las Vegas is likely to see an influx of residents due to the Los Angeles wildfires, experts caution that other regions will also attract new arrivals. McCoy and Fairweather agree that the valley’s housing and rental markets will experience modest but significant shifts as the region continues to navigate its own challenges with affordability and fire risk.Subscribe to SummerSouth Insider

🏒 Marchessault Prepares for Emotional Reunion as Predators Host Golden Knights

Jonathan Marchessault, a pivotal figure in the Golden Knights’ history, is gearing up for one of the most emotional games of his career as his new team, the Nashville Predators, faces off against Vegas on Tuesday at Bridgestone Arena. The matchup marks the first time Marchessault will play against the Golden Knights, where he spent seven successful seasons.

Reflecting on His Golden Knights Legacy

Marchessault, 34, left the Knights last summer after signing a five-year, $27.5 million contract with the Predators. During his tenure with Vegas, Marchessault became the franchise's all-time leading scorer with 192 goals and 417 points, helping the team secure the Stanley Cup in 2023.

Though his departure was bittersweet, Marchessault is eager to reconnect with his former teammates. Before the game, he plans to meet several of them for dinner.

“I’m excited to see the boys,” Marchessault said. “It’s going to be a special night.”

“I didn’t come to Nashville to win in year one,” Marchessault said. “I’m here to help build a winning culture and bring this team to a championship in the future.”

While the Predators struggle, the Golden Knights continue to excel. Vegas (29-11-3) is tied with the Washington Capitals for the league's best record. Marchessault credited his former teammates, particularly the top line of Jack Eichel, Mark Stone, and Ivan Barbashev, for their exceptional play.

“Seeing them do well doesn’t surprise me,” he said. “They’ve been incredible this season.”

An Emotional Return

Tuesday’s game will undoubtedly be an emotional one for Marchessault, who still cherishes his time in Vegas. He described his years with the Knights as “the ride of a lifetime.”

Marchessault’s journey this season has been marked by personal and professional challenges. In September, his junior team, the Quebec Remparts, retired his No. 18 jersey the day after his mother, Lesly, passed away from a heart attack. Despite the tragedy, Marchessault honored his mother’s memory by attending the ceremony.

As President Joe Biden prepares to leave the White House, his departure has reignited concerns surrounding the handling of classified documents, an issue that marked a difficult chapter in his administration. The moving process, now under enhanced scrutiny, comes in the wake of a previous controversy where Biden inadvertently retained sensitive materials after his vice presidency.

Lessons from the Past

The discovery of classified documents at Biden’s Delaware home and former office at the Penn Biden Center in late 2022 led to a federal investigation. Special counsel Robert Hur ultimately determined that the majority of these documents were mistakenly removed, with no evidence of criminal intent. However, a Justice Department report characterizing Biden as an "elderly man with a poor memory" fueled concerns over his cognitive fitness, contributing to his decision to withdraw from the 2024 presidential race.

This mishap also complicated the Justice Department’s case against President-elect Donald Trump, who faced allegations of intentionally hoarding sensitive materials at his Mar-a-Lago estate. 🏈 Las Vegas Moves Closer to Hosting College Football Playoff Championship

Las Vegas may soon add another major event to its growing sports resume, as the city is taking steps to secure a future College Football Playoff (CFP) National Championship game.

The Las Vegas Convention and Visitors Authority (LVCVA) board of directors is set to discuss the matter during its Tuesday meeting, with an agenda item proposing up to $40 million in funding to host the game.

Preparing for a CFP Bid

The LVCVA’s proposed agreement with CFP officials includes an initial $25 million allocation, along with a $15 million contingency. Funds would be used for event management, marketing, team facilities, permits, security, and emergency services. The agreement also authorizes LVCVA President and CEO Steve Hill to execute necessary contracts and awards if Las Vegas is chosen to host the game.

“Hosting the College Football Playoff National Championship Game has been a long-term goal of the LVCVA,” the agency said, emphasizing its commitment to collaborating with federal, state, and local officials to meet CFP requirements.

Targeting a Future Championship

While the LVCVA has not disclosed the exact year under consideration, discussions in 2024 suggested Las Vegas was pursuing the 2027 championship. If awarded, the event would take place at Allegiant Stadium, a $2 billion venue that has become a hub for high-profile sports and entertainment events since opening in 2020.

The stadium has already hosted the Super Bowl, multiple bowl games, and will host WWE’s WrestleMania this year, as well as the 2028 NCAA Men’s Basketball Final Four.

College Football Playoff Structure

Under the new 12-team CFP format introduced this year, the championship game is the culmination of a series of matchups. The playoffs begin with first-round games at the higher-seeded teams’ home stadiums, followed by quarterfinals and semifinals held at neutral-site bowl games. The championship game is hosted at a pre-selected neutral site.

This year’s title game will take place on Jan. 20 at Mercedes-Benz Stadium in Atlanta, with Hard Rock Stadium in Miami scheduled to host in 2026.
