🏡 Nearly 400 Homes Planned for New Summerlin West Community by Taylor Morrison

A major new residential development is coming to Summerlin West as homebuilder Taylor Morrison plans to construct 398 homes on 88 acres of land along Lake Mead Boulevard. The new community, known as Esplanade at Summerlin, will be designed to offer resort-style living, complete with high-end amenities and modern architectural features. Construction is scheduled to begin in the first quarter of 2025, with home sales expected to start in the second quarter of 2026.
A Community Designed for Luxury and Wellness
Esplanade at Summerlin will feature a range of homes sized between 1,500 and 3,200 square feet, catering to a variety of homebuyers seeking a blend of luxury, comfort, and outdoor living. The centerpiece of the development will be a 10,000-square-foot clubhouse, offering an array of resort-style amenities.
Residents will have access to a restaurant, a full-service spa, a golf simulator, a fitness center, a pool, and pickleball courts. The community will also include scenic walking trails, creating an environment focused on wellness and recreation.
Taylor Morrison’s Las Vegas division president, Kent Lay, described the architectural style as having a "Palm Springs modern feel," reflecting a contemporary design inspired by the iconic California desert aesthetic. The homes are expected to integrate stylish interiors, clean lines, and energy-efficient features to meet the needs of modern buyers.
A $107 Million Land Purchase
The 88-acre development site was acquired in September 2024 for $107 million. The transaction was facilitated through a land banker on behalf of Taylor Morrison, with the property purchased from Howard Hughes Corporation, the master-planned developer behind Summerlin. The project reflects Taylor Morrison’s ongoing strategy to expand its footprint in desirable markets and deliver communities with high-end amenities.
Summerlin’s Growing Popularity
Esplanade at Summerlin is the latest addition to the thriving Summerlin community, which continues to attract homebuyers due to its carefully designed neighborhoods, abundant amenities, and proximity to the natural beauty of Red Rock Canyon. Summerlin was recently ranked as the fifth best-selling master-planned community in the U.S. for 2024, according to a report by national real estate consultant RCLCO. The community recorded 1,055 home sales last year, highlighting strong demand in the region.
Founded 35 years ago, Summerlin has grown into one of the premier master-planned communities in the country, offering more than 300 parks, over 200 miles of interconnected walking and biking trails, 10 golf courses, and multiple community centers. The area is also home to 26 public, private, and charter schools, making it an ideal location for families, retirees, and professionals.
Expanding the Esplanade Brand
Taylor Morrison’s Esplanade brand is known for delivering luxury living through resort-style amenities and wellness-focused communities. 🏒 Golden Knights Sign Two-Time Stanley Cup Winner Brandon Saad to Strengthen Forward Depth

n a move aimed at shoring up their forward depth, the Vegas Golden Knights have signed veteran left wing Brandon Saad to a one-year contract worth $1.5 million, the team announced on Friday. The 32-year-old forward became a free agent after the St. Louis Blues placed him on waivers Thursday with the intention of terminating his contract.
Saad brings a wealth of experience to Vegas, having played 906 NHL games with 260 goals and 515 points. He is also a proven playoff performer, with 27 goals and 55 points in 103 postseason appearances. His postseason success includes two Stanley Cup championships with the Chicago Blackhawks in 2013 and 2015, making him a valuable addition to a team with championship aspirations.
The Golden Knights will be the fifth NHL team Saad has played for, following stints with the Chicago Blackhawks, Columbus Blue Jackets, Colorado Avalanche, and most recently, the Blues. His signing provides depth and veteran leadership to a Vegas squad looking to get back on track after a rough stretch in their season.
Saad’s availability came as a result of him opting to leave the remaining portion of a five-year, $22.5 million contract he signed with the Blues in 2021. The Blues placed him on waivers after Saad tallied seven goals and 16 points in 43 games this season. Rather than accepting an assignment to the American Hockey League, Saad chose to terminate his contract and hit the free-agent market, making him a key target for the Knights.

Amid concerns about rising gas prices and inflation, former President Donald Trump’s proposed tariffs on imports from key trading partners are stirring debate over potential economic fallout. Gas prices currently average $3.12 per gallon nationwide, roughly the same as a year ago, according to AAA. Although prices have stabilized compared to the sharp increases seen in 2022, voters remain cautious about future fluctuations, particularly if new tariffs disrupt the flow of imported oil.
Trump’s push for tariffs comes as global energy markets face additional uncertainty due to geopolitical tensions and the potential for further disruptions in the supply chain.
