🏡 New Tenant Protections Proposed in Nevada Legislature Amid Ongoing Housing Crisis

A series of new renter- and tenant-focused bills have been introduced in the Nevada Legislature, aiming to address concerns such as hidden rental fees, price fixing, and tenant rights. These efforts come in response to growing pressure from housing advocates and an ongoing affordability crisis affecting millions of Nevadans.
Renters make up nearly 41% of households in Nevada, according to U.S. Census data. Despite a wave of legislative efforts last year, most renter protections failed after being vetoed by Republican Governor Joe Lombardo. Now, with both parties prioritizing efforts to lower housing costs, advocates hope that 2025 could bring long-awaited reforms to the state’s rental laws.
Tackling Hidden Fees: The Fight Against ‘Resort-Style’ Charges
One of the first bills receiving attention this legislative session is Assembly Bill 121 (AB 121), sponsored by Assemblymember Venicia Considine (D-Las Vegas). The bill aims to eliminate hidden rental costs by requiring leases to list all charges—rent and additional fees—as a single, transparent figure.
This measure seeks to stop landlords from charging "resort-style" fees, which often include unexpected add-ons like maintenance fees or administrative costs, making it harder for tenants to budget their monthly expenses accurately. The bill would also:
Require landlords to offer a fee-free payment option for rent
Allow prospective tenants to review their lease terms before placing a nonrefundable deposit
Impose civil penalties on landlords who fail to disclose all fees upfront
This legislation mirrors a similar proposal from the 2023 session, which was vetoed by Governor Lombardo. However, Considine’s new version addresses previous concerns by ensuring that existing leases wouldn’t need to be amended retroactively.
While some Republican lawmakers support the bill’s emphasis on transparency, there are concerns about how fluctuating utility costs, like electricity or water, would be charged under the new rules. Assemblymember Heidi Kasama, who owns a property management company, raised questions about how landlords could handle pass-through costs that vary monthly.
The Nevada State Apartment Association opposes the bill, with representatives arguing that it doesn’t provide enough flexibility for landlords to cover fluctuating expenses or unexpected costs.
Cracking Down on Price Fixing and Market Manipulation
Another significant proposal, Assembly Bill 44 (AB 44), comes from Attorney General Aaron Ford. This bill would prohibit price fixing on essential goods and services, including:
Rent
Groceries
Clothing
Gasoline
Medication
Utilities
Telecommunications and internet services
The bill aims to prevent companies from colluding or manipulating prices unfairly. Under the proposal, price hikes would still be allowed, but they would need to reflect legitimate market conditions, rather than attempts to exploit consumers. The “natural market price” would be determined using a five-year average based on data from the U.S. Bureau of Economic Analysis.
A hearing on AB 44 is expected in the Assembly Commerce and Labor Committee in early March.
Revisiting Vetoed Reforms: Rent Stabilization and Eviction Protections
Housing advocates are also pushing for legislation to revisit reforms that were vetoed last year, including:
Rent stabilization measures to curb sudden rent hikes
Eviction process reforms, particularly targeting the summary eviction process used to remove tenants without a court hearing
Ben Iness, coordinator of the Nevada Housing Justice Alliance, believes that these reforms could gain traction this year, especially given Governor Lombardo’s recent focus on housing affordability. In his State of the State address, Lombardo emphasized the importance of improving housing attainability across Nevada.
While Lombardo’s office has not provided details on his upcoming Nevada Housing Attainability Act, his administration has promised to introduce policies aimed at lowering housing costs and increasing the state’s housing supply.
A Broader Approach to Nevada’s Housing Crisis
Advocates argue that focusing solely on building new housing won’t resolve Nevada’s affordability crisis. Groups like the Nevada Housing Justice Alliance are working proactively with state officials to ensure any legislative solutions address both supply-side challenges and tenant protections.
Iness emphasized the importance of balancing construction efforts with renter protections, saying that the conversation often feels narrow, focusing too much on building new units rather than tackling underlying issues like rising rents, eviction practices, and hidden fees.
What’s Next for Renters and Lawmakers?
As housing affordability continues to dominate political discussions in Nevada, the coming months will be critical for determining whether these new proposals can overcome past roadblocks. With bipartisan acknowledgment of the housing crisis and growing support from tenant advocates, this legislative session could bring meaningful reforms for the state’s renters.
The fate of these bills will depend on negotiations between lawmakers, landlords, and tenant advocacy groups—and whether the urgency of Nevada’s housing crisis is enough to overcome political divides.

🏒 Eichel, Stone, and Hanifin Face NHL Challenges After High-Stakes 4 Nations Face-Off

Mark Stone, captain of the Vegas Golden Knights, is still riding the high of competing in what he describes as some of the most intense hockey games of his career. The adrenaline of winning a best-on-best tournament while representing Canada at the 4 Nations Face-Off has left him exhilarated—but he knows the physical and mental toll will soon catch up.
Stone isn’t sure when the exhaustion will hit, but after nearly two weeks of high-stakes international play, he’s preparing for the inevitable wear and tear as the NHL regular season resumes.

The excitement of representing his country on hockey’s biggest international stage was undeniable for Stone. Alongside Golden Knights teammate Adin Hill, Stone helped Team Canada defeat Team USA in a thrilling 3-2 overtime victory in Boston, edging out fellow Golden Knights players Jack Eichel and Noah Hanifin in a game packed with emotion and intensity.
The championship match drew massive attention, with 9.3 million viewers tuning in across the U.S. and 16.1 million viewers across North America. This viewership followed an earlier matchup between the two rivals on February 15 in Montreal, which attracted 10.1 million viewers, reflecting just how starved hockey fans have been for best-on-best international competition.

🎰 Affinity Interactive Plans to Transform Primm Casinos into Key Travel Hubs for Southern California Travelers

Scott Butera, CEO of Affinity Interactive, has announced plans to reposition the company’s casino properties in Primm, Nevada from destination resorts into vital travel hubs for Southern Californians en route to Las Vegas. Speaking before the Nevada Gaming Control Board, Butera emphasized the need to rethink Primm’s role in a rapidly evolving gaming landscape, aiming to attract the massive flow of travelers driving through the region on Interstate 15.
Repositioning Primm: From Destination Resort to Travel Resource
Located approximately 45 minutes from Las Vegas on the California-Nevada border, Primm has historically served as a gateway for travelers from Los Angeles and other parts of Southern California. Originally designed as a destination resort for those travelers, Primm’s appeal diminished as more casinos and entertainment options became available closer to Los Angeles.
Butera explained that with 50,000 vehicles passing by each day on I-15, Affinity sees an opportunity to transform Primm into a transient travel resource instead of a full-fledged vacation destination. The company’s focus will now be on offering convenient services for travelers, including expanded travel centers, enhanced dining options, and entertainment designed for shorter stops rather than extended stays.
Upgrades and Investments to Attract Travelers
As part of the repositioning strategy, Affinity Interactive is making substantial investments to modernize and refresh its Primm properties:
A new 100-foot-by-60-foot marquee sign is being constructed to draw attention from highway travelers and entice visitors to stop at the casinos.
Approximately 12% of the slot machines across the Primm properties have been replaced, representing about 400 new machines out of the company's 3,200-slot inventory.
The company is also enhancing its food and beverage options to appeal to transient travelers looking for quick but high-quality dining experiences.
Butera noted that the company’s revitalization efforts are aimed at creating an experience that appeals to those passing through, making Primm a convenient and enjoyable stopover for visitors on their way to or from Las Vegas.
Expanding Leadership and Operations
In addition to physical upgrades, Affinity Interactive is expanding its senior management team to help oversee the transformation of its properties. New positions include:
A head of gaming to optimize casino operations
Expanded player development roles
Enhanced marketing and business intelligence positions to refine the company’s outreach and data-driven strategies
Butera’s own background is steeped in gaming industry experience, with executive roles at major companies like Trump Entertainment Resorts, The Cosmopolitan of Las Vegas, Tropicana Entertainment Inc., Foxwoods Resort Casino, and MGM Resorts International. He also led Fubo Gaming and worked with BetMGM during its formative years, bringing expertise in both traditional gaming and the growing sports betting sector.
Whiskey Pete’s Closure and Focus on Remaining Properties
As part of Affinity’s efforts to streamline operations, the company recently closed Whiskey Pete’s, one of its three Primm casino properties, in December. The closure allows Affinity to concentrate resources on Buffalo Bill’s and Primm Valley Resort & Casino. The town’s fame as a California lottery ticket hotspot continues, with large jackpots drawing crowds to the California-Nevada border convenience store.
Historical exhibits like the infamous car in which Bonnie and Clyde were killed remain a popular curiosity, with the bullet-ridden vehicle on display at Buffalo Bill’s.
Additionally, Primm’s future could be influenced by the planned construction of the Southern Nevada Supplemental Airport, set to open near Jean by 2037. The airport could dramatically increase traffic through the region, positioning Primm as a major gateway for travelers flying into Southern Nevada.
